Key Terms & Data Guide What the numbers mean
HH / yr  Households per Year
The number of households that completed a move along this corridor in a 12-month period. Sourced from IRS tax return filings — when someone files taxes at a new address, the IRS records the move. Not search intent. Not surveys. Actual completed moves.
AGI  Adjusted Gross Income
The average household income of movers along this corridor, from IRS filings. This is not median home price — it is what the buyer actually earns. A corridor with $280K avg AGI is sending high-income buyers. Use this to qualify whether the feeder market buyer can afford your market's price point.
Referral Fee  Median price × 2.5% × 25%
What one closed transaction on this corridor is worth to you. Calculated as: the destination market's median price, times a 2.5% commission, times a 25% referral split. Always confirm the exact rate with the receiving agent before formalizing the relationship.
Corridor Pool & 5% Capture  The annual model
The pool is every referral dollar that moved along a corridor last year: households on the corridor times the referral fee at the far county's median. Capture is what you earn if you close 5% of it. Conservative planning baseline, not a guarantee. A mature relationship with a top producer can exceed it; a new one with no follow-up system will not reach it. Corridors are ranked by pool, because a corridor with more households and a higher price point is worth more of your time.
Inbound Feeders  Who sends you buyers
Counties and markets that historically send buyers into your market. These are the agents you want to be known by before their client decides to move. Build this relationship before the client calls — or someone else already has the agent's number.
Outbound Destinations  Where your sellers land
Where the sellers in your market are going when they leave. These are the referral relationships that protect your existing client base. Every seller who moved away without giving you a referral fee is a gap in your system. This column shows you where to close it.
IRS SOI  Statistics of Income — Migration Data
The federal government's county-to-county migration dataset, published annually by the IRS. When you see "IRS SOI 2021-22 confirmed," that corridor is sourced from actual tax filings — not estimates or surveys. The most accurate migration data available at the county level. Current vintage lags 2-3 years by publication schedule.
AGI Floor  Luxury submarket income filter
On luxury submarket views, only feeders whose average AGI meets or exceeds the market's threshold are shown. Scottsdale filters to $165K+. Nantucket to $250K+. This removes lower-income corridors that can't realistically transact at luxury price points and keeps your call list focused on buyers who can close.
